FONCIERE ALL IN is leading a project to build a high-level tennis training center (All In Tennis Academy) in the Lyon metropolitan area.

 

Previously owned by Jo-Wilfried Tsonga, Thierry Ascione and Patrick Bouchet, it is now accompanied by the Caisse des Dépôts et Consignations (Banque des Territoires) as a co-investor.

 

FONCIERE ALL IN acquired a 34,466 sq. m. plot of land from Olympique Lyonnais in OL Vallée, Décines-Charpieu, near Lyon, to set up a high-level tennis training centre. This is the third location for All In Tennis Academy after Paris and Villeneuve-Loubet on the French Riviera.

 

The Academy has been designed to accommodate 90 young people in a campus with 8 indoor and 12 outdoor courts, including a 1,500-seat center court. There will also be a semi-Olympic swimming pool and a functional training area in the heart of a remarkable landscape. A country club will offer exceptional facilities to over 1,000 members. In addition, a club building will include a bar-restaurant with a panoramic terrace, a clubhouse, a sports store, padel courts, a fitness center/spa and a 200-seat seminar room.

 

The realization of this real estate complex, which has been entrusted to the developer Youse, with the assistance of the architectural firm AFAA, is scheduled for delivery in the second quarter of 2023. The project has strong energy and environmental ambitions: RT 2012 – 30%, HQE Bâtiment sportif certification, Biodiversity label and installation of photovoltaic panels on the roof.

 

De Gaulle Fleurance & Associés assisted Caisse des Dépôts et Consignations (Banque des Territoires) in this project and in in its equity investment in FONCIERE ALL IN. More specifically, Catherine Castro, Partner, intervened on real estate law issues, Morgan Guyot, Associate – Senior, on corporate issues, Jérôme Labrousse, Partner, and Anny Trotzier, Associate – Senior counsel, on tax audit, and Gaïa Witz, Partner, on public law and urban planning issues.
