Asset Management

Asset Development (Promotion/Construction/Urban Planning)

We assist at all stages of real estate projects, offering legal expertise tailored to technical, regulatory, and environmental requirements:

  • Construction: Upfront assistance with public consultation processes, legal support for securing construction contracts (general contracting, project management, subcontracting), managing risks inherent to construction projects, and resolving disputes related to construction defects, delays, or contractor liability.
  • Urban planning, preemption, and expropriation: Strategic and legal advice on urban planning authorizations (building permits, prior declarations), assistance in preemption or expropriation procedures, and negotiation with public authorities to safeguard our clients’ interests.
  • Regulated Environmental Facilities (ICPE): Assistance in the development phase of projects involving ICPE facilities, including public inquiries, obtaining permits, and regulatory compliance disclosures.

Examples of Real Estate and Construction Law Projects

  • Our lawyer-notary teams advised the Belgian holding company of a French entity in a sale and leaseback transaction involving a logistics warehouse in Dourges. This included drafting the real estate leaseback contract and negotiating the commercial lease agreement.

 

We assisted a family, owners of one of the largest vineyards in Burgundy, in the conversion of their office building in central Beaune into a five-star hotel with a gourmet restaurant. This involved structuring the project from a legal, tax, and corporate perspective, as well as negotiating and drafting contracts, including the commercial lease and hotel management agreements.

 

We supported a French leader in natural skincare and makeup for nearly 70 years with the construction of a production site in Sainte-Savine within the Grand Troyes Park (HQE Excellent certification). This included drafting and negotiating the real estate development contract, assisting with on-site modifications and early handovers, and overseeing delivery in November 2024.

 

We advised a company specializing in Asian product imports and sales on the acquisition of a construction lease and its building, partially occupied by a retail tenant, for the creation of an Asian supermarket in Herblay. This included project auditing, negotiating the construction lease transfer, and modifying the existing commercial lease before acquisition.

 

We assisted a leading distributor with the construction of a multi-temperature logistics platform, including negotiating and drafting real estate development contracts, agreements for early handovers, project financing assistance, and legal support during the execution and acceptance phases of the works.
