De Gaulle Fleurance advises Hines in the acquisition of five logistics sites totalling 130,000 m² from Segro
De Gaulle Fleurance is proud to have assisted Hines, a property investment company, in the acquisition of a major logistics portfolio.
This transaction was conducted on behalf of the HEPP fund (Hines European Property Partners) and involves five buildings acquired from Segro, representing SELP (Segro European Logistics Partnership).
The portfolio, named ‘Onyx’, comprises five logistics platforms located in France, totalling 130,000 m². These assets, strategically located along the French Logistics Dorsal, include four sites in Saint-Ouen-l’Aumône (Val-d’Oise) and one in Oignies, near Lille. Currently leased to eight logistics providers, these sites offer strong development potential.
Hines and the HEPP fund plan to upgrade these assets over the next five years to meet the highest technical standards and ESG (environmental, social and governance) objectives. Particular attention will be paid to operational decarbonisation, with the aim of achieving BREEAM In-Use ‘Excellent’ certification for the entire portfolio.
Hines was advised on tax matters (DDtax and structuring) by Bruno Lunghi, partner, Daniel Hatzakortzian and Leila Djellal, senior managers at De Gaulle Fleurance.
“We are very proud to have assisted with this strategic acquisition, which is a perfect illustration of the development of the logistics sector into high environmental performance assets,” emphasises Bruno Lunghi, a partner at De Gaulle Fleurance.
