
De Gaulle Fleurance advised the lenders on Sofidy’s €125m Club Deal property acquisitions
De Gaulle Fleurance advised the lenders on the financing of real estate acquisitions through the €125 million Club Deal initiated by Sofidy, a leading independent real estate savings company.
This transaction, involving commercial real estate assets, is based on the acquisition of three sites:
- Riom Sud (63): 34,000 m², 70 tenants including Carrefour, 3 million annual visitors.
- Les Allées de Cormeilles (95): 20,000 sq. m., trading area of 300,000 people, including Castorama and Kiabi.
- L’Isle d’Abeau (38): 10,000 m², 100% occupied, located in a major shopping area near Lyon.
These assets, which form part of a homogeneous portfolio, offer a total surface area of 65,000 m² with an occupancy rate of close to 100%, a guaranteed minimum rent of €10 million and a significant diversification of tenants due to the presence of around one hundred tenants, including well-known national names such as Carrefour, Castorama, Kiabi and Chausséa. The financing was provided by a banking pool comprising Caisse d’Epargne et de Prévoyance d’Auvergne et du Limousin (CEPAL), SOCFIM (a property bank in the BPCE Group), Caisse d’Epargne Ile-de-France (CEIDF) and Caisse d’Epargne Rhône-Alpes (CERA), and involves the capital of several Sofidy vehicles alongside French institutional investors.
For this transaction, the banking pool coordinated by Caisse d’Epargne et de Prévoyance d’Auvergne et du Limousin (Kilian Khenifar) and including Caisse d’Epargne et de Prévoyance d’Auvergne et du Limousin (CEPAL), SOCFIM (Groupe BPCE’s property bank), Caisse d’Epargne Ile-de-France (CEIDF) and Caisse d’Epargne Rhône-Alpes (CERA), was advised by De Gaulle Fleurance, with May Jarjour, partner, and Thibault Hubert, senior counsel.
