De Gaulle Fleurance advised Hines SGP on the acquisition of « La Distillerie » from Eiffage Immobilier

Upon completion in 2024, the complex will house the employees of several Eiffage entities under a long-term lease. They will benefit from a working environment of the highest standards within a flexible campus equipped with numerous services.

 

Hines SGP, acting on behalf of the South Korean investor Hana Securities represented by Vestas Investment Management, has acquired La Distillerie, a 13,610 sq. m. building located 97-101 boulevard Victor Hugo, in Saint-Ouen (93).

 

Designed by B&B Architecture, La Distillerie “will consist of two buildings linked by a garden level dedicated to sharing and service provision”, explains Hines. “It will form a horizontal campus with a surface area of 13,610 sq. m., with 100 parking spaces and 200 sq. m. for bicycles. The five-store building, with a capacity of 1,300 workstations, will have large floors of more than 2,000 sq. m. with ceiling heights of 2.70 m and a double-height lobby overlooking the garden level and its many services: concierge service, gym, hybrid catering areas, business center. The project will also offer its occupants 1,500 sq. m. of green spaces and terraces, including an 800 sq. m. rooftop in the heart of the block.

 

The works, carried out by Eiffage Construction, began last April. Hines France will supervise the sale and purchase agreement and then the asset management of La Distillerie.

 

Recognized for its expertise in real estate, tax, legal and regulatory matters, De Gaulle Fleurance (Bruno Lunghi, partner, and Sébastien Delenclos, senior counsel and Charles-Hubert Vanoverberghe, Associate ) assisted Hines SGP with the tax audit and tax structuring of the transaction.
